The Nashville job market was already getting called “one of the nation’s hottest” in 2015, and things in Middle Tennessee only seem to be getting better. Another quick example: News just came through that major tire manufacturer Hankook Tire is aiming to move its North American Headquarters to Nashville — and that’ll come along with the $800 million manufacturing plant in Clarksville set to start production later this year, and expected to employ as many as 1800 people.

The latter part was a big win for nearby Clarksville, and just one of many — late last year, Google announced plans to invest half a billion dollars in a data center there that’ll create 70 full-time jobs too.

So, Nashville’s a fine place to be, and Clarksville’s clearly no slouch either.

Not too familiar with Clarksville? About an hour northwest of Nashville, it’s probably best known as the home of Ft. Campbell, though it’s clearly growing and broadening. It’s also a town that offers a lot of home for the money, whether you’re looking for new construction or a historic downtown charmer.

We picked out a few places on the market now in Clarksville to give you a sense of what’s available in that growing market. Take a look!

2343 Old Ashland City Rd

Clarksville, TN 37043
PRICE: $230,000

If you’re down for a project, this one’s hard to resist — an 1889 property with so much historic charm, replete with the white picket fence. It’ll need a little love in some spaces, but a lot of this large home (3100-plus square feet) is all ready to go. And the original woodwork in here is so, so pretty.

Clarksville, TN 37043
PRICE: $272,000

Stylish new construction with just shy of 2200 square feet, 4 beds and 3 baths and upscale finishes, for well under $300K — this is a pretty great indication of the value Clarksville offers. In most right-in-Nashville neighborhoods, you’d easily be looking at $150K more asking.

3511 Shadowbend Ln
3511 Shadowbend Ln
Clarksville, TN 37043
PRICE: $359,000

This property’s a stone-cold stone stunner, just a few years old and full of timeless design touchstones — the stone fireplace and clawfoot tub are particularly lovely. Add on a huge covered deck that looks out onto 2 acres of wooded property, and you have that much more reason to toss out a heart-eyes emoji.

299 Mayhew Rd

Clarksville, TN 37040
PRICE: $399,900

Cute and spacious historic home right on the water for under $400K? Totally doable in Clarksville. This brick Cape Cod has lots of space inside and out — almost 2800 square feet of well-kept, updated home inside, nearly 2 acres of property. And that property includes 572 feet of river frontage, 123 feet of creek frontage, with — as you can see — beautiful perches to enjoy it from.

249 Porters Bluff Rd
249 Porters Bluff Rd
Clarksville, TN 37040
PRICE: $975,000

Sure, $1 million is a pretty sizable budget, but when you consider what you’re getting at that price point out in Clarksville, it’s a big wow. This one’s an almost 6,000-square-foot 1930s home right downtown, with almost 3 acres of property, updated throughout and with some pretty incredible outdoor entertaining space, pictured above.
