Living by the water, in and near Nashville

Every year, the start of the scorching Southern summer gets our whole team thinking about buying a new home in or near Nashville. Specifically, one with waterfront property.

We’re not necessarily aching to go for a dip in the Cumberland, but oppressive summers can make you forget why living in the South is so great, and looking out over a river or lakefront expanse helps us remember: We’re surrounded by verdant, peaceful natural beauty, even if it sometimes tries to cook us.

Feel the same draw toward living on the water in or near Nashville? We started the week hunting for some waterfront homes in Davidson and Williamson county, and here are a few of the pretty perches that caught our attention:

All good things in a home listing: cute and well-kept midcentury ranch with tasteful updates, barely 15 minutes from downtown Nashville, with more than an acre and a half of peaceful property. Great addition to that home listing: more than 100 feet of waterfront, right on the Cumberland River, where you can watch the sunset and trace the General Jackson riverboat’s path as it ambles by. Madison often has hidden gems like this, and it’s part of why that area’s coming up in a big way.

A whole lot of riverfront living for the money, in the Donelson area: This 4-bed, 3 1/2-bath, 3729-square foot family home sits on more than 1.2 acres, with almost 300 feet of riverfront, right near greenway access. The huge deck overlooking the water is a stunner, and the high ceilings and big windows let a lot of that natural beauty shine through, too. The place could use some aesthetic attention, and you do have to weigh out that the property was affected by the 2010 flood. But an expansive, private riverside oasis listed at $450K is certainly tempting.

If waterfront living appeals more for the views than for the potential of swimming, this might catch your eye: New construction right on a bluff over the Cumberland River, with high-end finishes (hardwoods, custom tile, stainless) and a covered rooftop deck that lets you perch even higher to admire the view. In growing Northwest Nashville (where our affordable-luxury Ashland Place home listings sit, too), you also get the benefit of being right around 10 minutes from the heart of downtown.

This midcentury West Nashville home is a bit of a project — there’s a fair amount of wallpaper and paneling closing the place in, which hides its obvious and ample asset: a peaceful, sprawling riverfront perch. That it’s located just a skip from Charlotte Park and The Nations, but feels like an escape to nature, certainly makes taking on some aesthetic renovations feel worth it.

The pond right alongside this Leiper’s Fork-area home is small and sweet, and the fountain definitely brings extra calm, cool vibes. But — beyond the 3812-square-foot home itself, a mix of rustic textures and modern design — what really grabs us about this massive property is the multiple springs and waterfalls. The latter in particular. Dipping your toes in a burbling waterfall on a hot Middle Tennessee day, surrounded by a setting that’s overwhelmingly National Park-esque, sounds very, very appealing.
