In 2015, we had a belief about a particular real-estate trend in Nashville: “It feels like the draw toward modern architecture is steadily growing” here. The related blog post we wrote is far and away one of the most widely read on our site, which we figure is a good indication that our gut feeling was right.

Since that time, developers, architects and builders in Nashville have been busy following that trend — we’ve seen countless new homes for sale in the Nashville area that embrace the tenets of modern architecture, with clean, unadorned lines, ample use of glass and concrete and floor plans that are airy and wide open.

Since home buyers in Nashville have consistently showed a growing appetite for modern home design — from asking us to find homes that fit that style to clicking on our site — we decided to update our spotlight on modern homes on the market in Nashville for 2017.

A lot of the more modern homes in Nashville focus that aesthetic largely on the architecture, less so on the finishings. But this property in East Nashville takes the modern look inside too, with a sleek, linear fireplace, super-sleek cabinetry, brushed nickel stair rails and more. If you’re drawn toward industrial-style touches that often come inside modern builds, this Germantown home delivers, with concrete floors and custom metal stair rails. Its tall, angular windows are an extra detail that really make the home stand out, too, both in its facade and the massive amount of sunlight that comes in.

Modern Nashville condo living more your style? The Novello West End has nine units in a building that glitters with floor-to-ceiling windows, and has a full spate of modern, upscale finishes, from fireplaces to Viking appliances. It’s close to Vandy and lots of West End stuff to do, too.

This attached Belmont/Edgehill-area home beams bold modernity from the curb, with trademark clean lines and lots of light-bringing windows. The crowning glory in this almost 3000-square-foot place, though: the upstairs bonus room with a built-in bar, two glass garage-style doors and double roof decks, with a gas firepit already in place.

As more restaurants/retail have cropped up in and around Edgehill Village, that area’s become one of the more fun, walkable parts of Nashville. And with that, it’s attracting buyers drawn to something that feels closer to urban living in cities like Chicago. If that sounds like you, and modern design also figures into your preference list, this 3-bed, 3 1/2-bath home might be worth a look. The geometric, sunlight-welcoming facade carries through to style-forward design touches inside, like a beautifully wood-cladded dining area, midcentury-modern-throwback Sputnik light fixture in the living room and bold accent wall detail in the master bedroom.

The neighborhoods just north of downtown Nashville — like Germantown, Salemtown and Historic Buena Vista — are becoming hotbeds of modern architecture, with new properties popping up regularly that show off those style tenets. This Germantown home is a good example, with its cool geometric stoicism, but the warm wood details on the facade bring in a style that stands apart. Important to note: It does have the crown jewel of a modern Germantown home, too: a large roof deck with a stunning Nashville skyline view.
