Selling Smart
It’s a hot sellers market, to be sure, and we all want to get as much bang for our buck as possible from our home. Before you dive into renovations and additions, we wanted to caution you from throwing money into certain upgrades that offer the lowest return on investment (ROI).
To start, let’s take this conversation outside. While outdoor kitchens and in-ground pools and spas make for a great place for you, your friends and family to grill steaks, float aimlessly with umbrella drinks, or sooth aching muscles, be sure you are spending thousands and thousands of dollars on these entertainment amenities for yourself because the cost and upkeep is not appealing to buyers. If you are dying for an outdoor upgrade, simply install exterior lighting because only 1% of buyers do not want that.
Some upgrades, like a kitchen remodel or an additional bathroom, stand the best chance of adding value to your home. An elevator does not. Elevators top the list of features buyers do not want. If you or your live-in parent(s) need help climbing stairs, install a chair lift system for a fraction of the cost of an elevator. PRO: it can be removed when time to sell.
And while we are talking about smart upgrades, take a look at the clever updates made to this ranch-style home located in one of the most sought-after neighborhoods in East Nashville – Inglewood. From the eye-popping coral front door to the sleek lines throughout the home, this home has a lot to offer on its own. Added bonuses are its easy access to Cornelia Fort Airpark, Shelby Bottoms, Riverside Village, Opry Mills, the airport, and downtown. View more here.
